
Boiler capacity is not calculated from your home's floor area or its number of rooms. It is calculated from the largest number of hot-water outlets running at the same moment, and whether the boiler will also run a heating system or supply hot water only. A 120 m² flat with two bathrooms used together in the morning can need more output than a 300 m² villa with one bathroom used in turn. So anyone who quotes you a capacity over the phone after asking only "how big is the place?" is guessing, not calculating.
This article sets out the criteria an engineer actually measures at the survey, so you can ask the right questions and understand the offer you receive instead of comparing numbers whose meaning is unclear.
Criterion one: simultaneous peak, not the daily total
This is the heart of it. A boiler is not sized on "how many litres the household uses per day" — it is sized on the worst moment of the day: when the largest number of outlets are running together.
Take this example: a household of four with two bathrooms. If all four shower in turn between 6 and 9, the boiler serves one outlet at a time and keeps up comfortably. Same household exactly — but if two shower at the same time at 7 while the kitchen is running, that is three simultaneous outlets, and the required output has changed completely. The headcount is still four.
That is why the first question at a survey is not "how many people?" but "what actually happens at your place in the morning?" The answer to that produces the number.
Criterion two: how many draw-off points, and what kind
Not every outlet is equal. A shower draws far more than a basin, a bathtub draws more than a shower, and a kitchen tap sits in between. When we count outlets we count them by weight, not as a bare number: four basins are not four showers.
The outlets people forget are the ones that break the calculation later:
- The washing machine, if it is plumbed to hot water — it takes a large slug suddenly and at an unpredictable moment.
- The dishwasher, where one exists and is plumbed hot.
- A staff or guest bathroom used occasionally — it belongs in the calculation even if rare, because when it runs it runs alongside others.
- A garden or roof tap used for cleaning.
Criterion three: hot water only, or heating too?
This is the single largest swing in the calculation. A boiler heats water with natural gas, and it can also run heating systems — wall radiators or underfloor — from the same source. Hot water and heating from one heart.
But adding heating adds an entire second load on the same unit, and it runs in the coldest part of the year — which is exactly when hot water is used most. A boiler sized for water alone and later connected to heating ends up falling short on both.
So this has to be settled before purchase, even if heating is two years out in your plan. Say it at the survey from the start — slightly more capacity now is far cheaper than replacing the whole boiler later.
Criterion four: the building itself
Some details of the building enter the calculation directly:
- The distance between the boiler and the furthest outlet. The longer the run, the longer water takes to arrive and the greater the loss in the pipes. In villas this sometimes tips the answer toward a different layout rather than one distant boiler.
- Number of floors. A three-storey villa with bathrooms spread across it is not a flat where every outlet sits close together.
- Mains water pressure in the area, which affects the whole system rather than the boiler alone.

When a boiler is not the answer at all
Honesty here saves you money. If your use is intermittent with one bathroom and one or two outlets, an instant gas heater is usually enough and cheaper to run — the full comparison is in gas boiler or instant heater?
If you have several bathrooms used together heavily, a central water-heating system feeding every point from one source sized to your consumption may fit better — because scattered heaters in that case fall short and the water cools whenever someone else opens a tap.
And if there is no natural-gas network where you are, the boiler is out of the picture entirely and a heat pump running on electricity becomes the alternative. That too is settled at the survey, not in an advert.
The two recurring mistakes
First: "I'll take the biggest and relax." Capacity beyond your requirement is not extra safety — it is money spent on a unit, connections and a flue larger than needed, and a boiler running below its natural load cycles on and off frequently, which wears its components without saving gas.
Second: "My neighbour has this one, so that's it." Your neighbour's home may have a different outlet count, heating, or an entirely different usage pattern. The number that worked for them is not your number.
